Nestled in a quiet lane just a mile from Tonbridge Town Centre, Rosewell House offers 59 apartments alongside communal facilities for over 55s. Apartments are available to buy through Older Person’s Shared Ownership (OPSO) and on to rent on an affordable basis, via the local authority, Tonbridge and Malling Borough Council. Personal and domestic care can be provided* by our on-site domiciliary care team, Caring Companions, alternatively your support needs can be met by a care provider of your choice, a friend or a loved one.
Those living at Rosewell House enjoy living independent lives within the community, with peace of mind that they are in a safe environment with housing staff on-site 24 hours a day, seven days a week, should an emergency arise. The restaurant offers a daily two course lunch**, enabling residents to socialise and get to know their neighbours. Your guests are welcome to join you for lunch, for a small charge.
You will have all you need at Rosewell House but if you’re heading out, there is plenty do to in the local area. There is a pub/restaurant and hotel within short walking distance, which may be useful should your guests wish to stay. Local newsagents are happy to deliver papers. Tonbridge itself has plenty to offer, including a bustling high street, theatre, leisure centre, castle and lots of great restaurants.
If you're active, there is a bus stop a short walk from Rosewell House, which provides easy access into the town and nearby places of interest. The council also operates a minibus service providing pick-up and drop-off from Rosewell House to Tonbridge and Maidstone. The scheme sits close to the A26, making it extremely accessible for the A21, A228 and M25.

How to Apply
To be eligible to live at Rosewell House, all applicants must be aged 55 or over. At least one of the applicants must be assessed to have a minimum care and/or support need of 3.5 hours per week. A care and support need could include requiring some domestic assistance to maintain your home through to personal care.
Buying an apartment
Twenty-four apartments (9 x 1 bedroom and 15 x 2 bedroom) are available to purchase through Older Person’s Shared Ownership (OPSO).
When buying through OPSO, you purchase 75% of the property whilst Rapport Housing & Care retains the other 25%, we will not charge you any rent for our share. By retaining 25%, Rapport Housing & Care will ensure that affordable homes for older people remain available for future purchasers.
Rapport Housing & Care will be your landlord and will be responsible for arranging and carrying out maintenance to the building and grounds but as a leaseholder, you will be responsible for your own apartment, including any repairs, as well as paying a communal service and support charge, your council tax and utility bills. The scheme is heated via a centralised communal heating system, so residents benefit from the cost savings of buying gas in bulk and the efficiencies of a commercial modern heating system. You will be billed for the heat you use on a quarterly basis and able to view your usage either online, or on your heat meter.
To buy an apartment through OPSO you will need to meet the government’s Help to Buy criteria, which states that applicants cannot have an annual income of over £80,000. In addition, you will need to spend at least 50% of your capital (including the sale of your current home, if appropriate) on the purchase. You will be required to complete an application form so that your eligibility can be checked, our staff will be able to help you to do this.

Renting an apartment
Thirty-five of the apartments at Rosewell House are available on an affordable rent basis, via the local authority. Those wishing to rent an apartment will need to be nominated by Tonbridge and Malling Borough Council (TMBC), which will mean being accepted onto the council’s housing register.
